Nearly Three Decades of Pittsburgh Landscapes

A&N Lawn Service has been transforming properties across Pittsburgh since 1996. Sarah and Philip Rizzitano named the company after their children, Anthony and Nicole, and built it from the ground up into a full-service operation: routine maintenance and seasonal cleanups, landscape design, hardscaping, outdoor living spaces, irrigation, and commercial snow and ice management. In 2019, the Rizzitanos added a fifth line of business, opening a retail garden and greenhouse.

Running that many service lines, for both residential and commercial clients, in a region where the weather rarely cooperates, takes more than skilled crews. It takes a way of keeping everyone — crews, office staff, and clients — on the same page when a job doesn’t go the way it was scheduled.

“Landscaping is highly weather dependent, and rain, extreme heat, or other conditions can delay projects and create a domino effect on our schedules,” says Sarah Rizzitano, President of A&N Lawn Service Inc. “We work hard to balance these unexpected delays while maintaining quality and workmanship and keeping our clients informed.”

Balancing that requires constant back-and-forth between crews, office staff, and clients, and the flexibility to keep adjusting the plan without losing the client’s confidence along the way.

A Real Example: Six Weeks Instead of Three

The challenge showed up clearly on a hardscaping project this past year. The job was scoped for roughly three weeks. Rain throughout the summer stretched it to six.

Rather than let the delays speak for themselves, A&N leaned on communication. The project supervisor and Vice President spoke with the client two to three times a week, and the administrative assistant followed up separately to share updates and field questions. When the weather ruled out patio pavers and retaining walls, the crew resequenced the job and moved ahead on the landscaping work that could still be done.

“This experience reinforced how important consistent communication is when unexpected challenges affect a project’s schedule,” Sarah says. “Providing frequent updates, explaining the reasons behind delays, and setting realistic expectations can help maintain client confidence throughout the process.”

Every one of those conversations was logged in LMN’s communication notes, so the whole team had a clear record of what had been promised and when.

Systems and Tools: A Process From First Call to Final Invoice

A&N runs on two things that work together: disciplined documentation and a defined lead-to-completion process, both built around LMN.

Communication notes in LMN capture every phone call, email, and client request tied to a job. That means anyone on the team can see the client’s history, expectations, and any changes as a project moves forward.

The lead-to-completion process gives that documentation a home at every stage:

– A new lead is entered in LMN and assigned to the Sales Manager.

– An appointment is scheduled to meet the client and review the scope.

– An estimate is built in LMN and sent to the client, with follow-up reminders to keep the conversation moving.

– Once the client signs, the job moves into A&N’s time-tracking system and a detailed job planner goes out to the crew.

– After the work wraps, the job moves to billing.

“Having a clearly defined process, along with consistent documentation in LMN, keeps our entire team informed and accountable,” says Sarah. “It also allows each department to understand its role in the process and work together effectively from the initial lead through the successful completion of the project.”

The Results: A Company Built to Outlast Any Season

A&N has grown from a company Sarah and Philip started in 1996 into a $4.5 million operation across five service lines, with a team that grows to 45 people at peak season. That growth rests less on any single job and more on habits that hold up when a season goes sideways: every client conversation documented, a repeatable path from lead to invoice, and a standard for communication that doesn’t slip just because the forecast did.

Why A&N Lawn Service is Hosting the Break Records Tour in Pittsburgh

A&N wanted in on the Break Records Tour because running a landscaping business is hard in ways that are easier to show than explain: the crews, the equipment, the warehouse, the process that has to hold everything together.

“We understand firsthand how challenging it can be to run a landscaping business. There are many moving parts, from managing crews and equipment to organizing the warehouse and developing processes that keep everything running efficiently,” Sarah says. “We believe there is a lot of value in connecting with other landscaping companies, sharing ideas, and seeing how others operate.”

What she hopes attendees take away are the ideas they can put to work in their own businesses.

“Our goal isn’t to say that our way is the only way, but to openly share what has worked for us, what we have learned along the way, and hopefully give others ideas that can help make their businesses more organized, efficient, and successful,” Sarah says.

Day One, led by Sam Gembel, walks attendees through the numbers, pricing, and systems behind a profitable landscape business, with a written 90-day plan to take home. Day Two, led by Brian Fullerton, moves inside A&N’s operation to see those systems running live, with rotating stations across yard, fleet, crew, estimating, sales, and culture.
