Justin and Shawna Foley knew they were good at what they did. What they didn’t know was whether the landscaping jobs they were winning were actually making them money. When they took FGP Management full-time in early 2025, they chose LMN to find out. What they discovered changed how they price, how their crews operate, and how much time they spend at work after 5 p.m.
Justin Foley, owner of FGP Management, had a rough sense of his numbers. He had built a spreadsheet, he had years of experience in the green industry, and he could quote a job fast. Most of the time, that was enough.
But “most of the time” has a cost. On one landscape job, he submitted a proposal, mobilized the crew, and only discovered afterward that he had left boulders completely off the estimate. “I was 300 and some bucks out of the bottom line,” Justin says. “I don’t know what I was thinking.” On other jobs, the hours simply didn’t add up. A missed rental here, an underestimated labor run there. The money was gone before he could trace where it went.
Meanwhile, the work was bleeding into everything else. Shawna, who manages the operational side of the business, describes the early days plainly:

When Justin began working for the company full-time at the start of 2025, he knew the spreadsheet era had to end. He had used LMN years before at another company and had seen it work in ways that spreadsheets could not. This time, they committed to using every feature available: estimating, scheduling, job costing, the crew app, purchase orders, and more.
The problem with estimating from experience is that experience doesn’t account for everything. Labor, equipment, materials, rental days, subcontractors, overhead and more. There’s a lot to account for, and in a spreadsheet, it’s easy to build fast and miss something. In LMN, every category gets its own step.
“You really can’t not include stuff into your estimate,” Justin explains. “Because when you’re on labor, you’re focused on labor. When you’re on equipment, you know what you need for that job.”
Now every estimate FPG sends is much more presentable. But beyond aesthetics, seeing gross margin on every proposal changed how Justin handles pricing conversations entirely. When a client pushes back, he now knows exactly how much room he has and where his floor is. He doesn’t go below a 32% margin on a landscape design job. It’s a number he can point to and defend.

One of the first things LMN surfaced was that three or four existing mowing accounts had been underpriced from day one. Justin noticed this in the data within weeks of getting on the platform. They corrected the pricing and the numbers leveled out. Without LMN, they would have kept servicing those properties at the wrong rate and never known why.

Shawna builds out the schedule, loads jobs into the LMN crew app, and makes sure everything is ready before the crews leave each morning. For their maintenance crew, that rhythm is fully established. The schedule is set for the entire year. Crews know exactly where to go, how to log their time, and how to document their work when the job is done.

That’s not hypothetical. In July, the Foleys are taking their first vacation during a busy season. It would not have been possible before. Tracking production data has also given Justin a clear, fair foundation for performance conversations with his team: “If you want a raise, you have to produce and perform. These numbers justify us to say, ‘You killed it,’ or, ‘You’re behind every week.’ It’s not personal. It’s the data.”
Before LMN, Justin was doing estimates at nine o’clock at night, missing out on family and personal time. The old process was slower, less reliable, and had no clean end to the day.

Now he knocks out proposals from his laptop between jobs or builds smaller ones straight from his phone. Shawna sets a firm cutoff at the end of each day.
